A new 60-unit senior affordable housing community, Kaniko'o, was constructed in the heart of Lihue on the island of Kauai on land leased from the County of Kauai pursuant to a long-term lease agreement.  All 60 units will be rented to qualified seniors whose income does not exceed 60% of the area median gross income.  The project will remain affordable for a minimum of 61 years. All applicants and household members must be 62 years old or older in order to qualify for a unit.

Kaniko'o’s walkable design includes a community center, central laundry areas and ample parking.  The northeast section of the project will be reserved for a second phase of affordable housing development. Kaniko'o is a LEED Certified Platinum Project. Kaniko'o fills a need for affordable housing on Kauai, where market-rate housing is extremely expensive and demand for affordable rental housing is high.
